Chapter 5 - WHAT THE REFINANCE WAS REALLY FOR
Trevor claimed the typed name was a draft prepared by his loan broker.
That explanation survived less than a day.
Grace obtained the complete lender correspondence through formal notice rights attached to my secured interest.
The refinance was not designed simply to repay me.
Trevor had applied to borrow nearly $2.8 million against the house.
Only $1.24 million was allocated for my reimbursement.
Another $410,000 would satisfy the remaining mortgage.
The rest—more than a million dollars—was scheduled to move into Hale Meridian Consulting as “working capital.”
Trevor’s company was failing.
Not slowly.
Not temporarily.
It owed payroll taxes, private lenders and two former clients who had filed claims alleging that Trevor accepted advance fees for projects his firm never completed.
He had hidden the debts during divorce discovery by shifting obligations into subsidiary companies.
One subsidiary was called Hale Residential Services.
Vanessa was its sole listed manager.
Her company issued the renovation invoices, submitted them to the property account and planned to receive refinance funds for work that had either never occurred or was dramatically overpriced.
The office conversion invoice was $68,000.
The closet shelving was $41,500.
The poolside “staging” cost $29,700.
Actual deposits paid to contractors totaled less than twenty thousand dollars.
The remaining amounts were categorized as consulting and project-management fees payable to Vanessa’s business.
The house was not merely somewhere Trevor wanted to live after the divorce.
It was the last valuable asset he believed he could still leverage.
He planned to repay my contribution just long enough to remove my lien, then drain the remaining equity into his company.
If Hale Meridian collapsed afterward, the home would carry the debt while the cash disappeared through businesses controlled by him and Vanessa.
Diane had been promised she could continue living there.
