Chapter 5 - THE COUNTY RECORD

Sarah found the recorded lien.

Not Daniel.

He spent the next morning angry at work.

She spent hers being useful.

At lunch, she searched the county recorder's website.

The first-lien mortgage was there.

Their 2021 modification.

Then:

SUBORDINATE DEED OF TRUST

Grantors:

Daniel Parker.

Sarah Parker.

Beneficiary:

Mara Quinn, Trustee.

Amount:

$94,000.

Recorded:

August 19, 2021.

Sarah stared at both their notarized electronic acknowledgments.

Nothing appeared forged.

Nothing appeared altered.

Then she found Mara's mailing address.

Not residential.

Law firm.

Hartwell & Pierce.

Sarah called.

She did not pretend to be someone else.

“I’m Sarah Parker. My husband and I are the borrowers on a 2021 note held by Mara Quinn.”

The receptionist transferred her to attorney Elena Morris.

Elena listened.

Then said:

“Ms. Quinn anticipated someone might eventually call.”

Sarah's skin prickled.

“Eventually?”

“I'd rather not characterize her expectations.”

“Does she know who Daniel is?”

“Yes.”

“Does Daniel know who she is?”

Elena paused.

“That is a question I thought had a different answer.”

Sarah went still.

“What answer?”

“I can't discuss my client's personal relationship without permission.”

“Is she family?”

Another pause.

“I'll ask Mara whether she is willing to speak.”

Sarah almost demanded more.

Stopped.

Boundaries.

She had already learned what happens when family decides silence gives permission to invade.

“Fine.”

Then Elena added:

“For what it's worth, Ms. Quinn has never initiated foreclosure proceedings, collection, or acceleration.”

“We didn't even know we owed her.”

“I understand.”

“Did she?”

Elena hesitated.

“She believed you did.”

That was worse.

Sarah ended the call and pulled the original 2021 email archive.

Gordon had sent the signing package from his personal address.

Subject:

FAMILY BRIDGE — FINAL DOCS

Message:

This keeps the mortgage company happy and gets you current. No monthly payment on the family piece. You can deal with that later when life is normal again.

Sarah read it twice.

He had not said gift.

She and Daniel had supplied that word themselves after earlier conversations.

Then she found another email.

One she'd forgotten.

Sarah to Gordon:

Who is M Quinn? Do we know them?

Gordon:

She's handling the family side. Don't get hung up on names tonight. Bank deadline is midnight.

Sarah's stomach turned.

There.

He had redirected.

She had let him.

Then her phone rang.

Elena Morris.

“Mara has authorized me to answer one question.”

Sarah gripped the counter.

“Okay.”

“She is Daniel's half-sister.”

Sarah did not speak.

May you like

Elena continued.

“She believed Daniel knew that.”
