Chapter 14 - THE FIRST CLOSING FILE

Sarah found the older wire while cleaning out a cloud folder.

Not because she was hunting another secret.

She was trying to create one complete digital file for the house.

Purchase.

Refinance.

Insurance.

Taxes.

Mara's lien.

Everything in one place.

Boring.

Useful.

Their original 2016 closing packet contained a down-payment gift letter Daniel had not looked at in years.

Purchase price:

$368,000.

Mortgage:

$292,000.

Their savings contribution:

$14,000.

Gift contribution:

$62,000.

Daniel remembered the gift.

Gordon had told them:

Your mother and I saved something for you.

Elaine had still been alive.

Sick, but alive.

Daniel remembered hugging both parents.

The gift letter listed donor:

Gordon Parker

Relationship:

Father.

Source account:

Willow Lane Settlement Reserve

Sarah frowned.

She had never noticed the account name.

She sent the page to Daniel.

He called Gordon.

“What is Willow Lane?”

Silence.

Daniel's body tensed.

Not again.

“Dad.”

“Where did you see that?”

“Our closing file.”

Gordon exhaled.

“I need to look at records.”

“No.”

Daniel stood in the garage, phone pressed to his ear.

“You're done answering questions later.”

“I don't remember the exact structure.”

“Then tell me what you do remember.”

Gordon was quiet.

“Willow Lane was property.”

“Whose?”

Another pause.

“Mara's mother.”

Daniel closed his eyes.

Lynn Quinn.

Mara's mother.

“What does her house have to do with my down payment?”

“I don't know that the money came from her equity.”

“The account says Willow Lane Settlement Reserve.”

“I know.”

Daniel called Mara.

This time he did not ask Gordon's permission.

Good.

Mara answered.

“Hey.”

He explained.

Her silence lasted long enough that Daniel sat down.

“Do you know the address?”

“114 Willow Lane.”

“Yes.”

Mara's voice changed.

“That was my mother's house.”

“What happened to it?”

“She died in 2009.”

Daniel had not known Lynn was dead.

Gordon had never mentioned it.

Mara continued.

The house sold the following year.

Gordon had served as temporary financial administrator because Lynn's estate plan was a mess and Mara was overseas for work.

Sale proceeds were distributed.

Mara believed she received everything due to her.

“Did Dad keep a reserve?”

“I don't know.”

“Sixty-two thousand?”

“I definitely don't remember that.”

Sarah came into the garage.

Daniel put the call on speaker with Mara's permission.

Mara said:

“My estate accounting is in storage.”

“Can you check?”

“Yes.”

No accusation yet.

No:

He stole from you.

Evidence first.

Two days later Mara called.

She had found the 2010 estate accounting.

Sale proceeds.

Mortgage payoff.

Taxes.

Legal fees.

Mara's distribution.

Then a line neither she nor Daniel understood.

Family Housing Reserve — $62,000

Approved:

M.Q.

Mara went silent.

Daniel stared at Sarah.

“You approved it.”

“I signed the estate accounting.”

“What did you think it was?”

“I don't remember.”

The notation beside it:

Hold per Lynn instruction / Parker family housing contingency.

Mara's voice changed.

“My mother never told me about a Parker family housing fund.”

Sarah asked:

“Could it have been money she wanted Gordon to have?”

“Maybe.”

“Could it have been yours?”

“Maybe.”

“Could it have been held for Daniel?”

Mara laughed once.

“She barely knew Daniel existed.”

That was the darkest part.

Nobody knew.

Then Mara found a handwritten reference on the back of the accounting.

See Lynn letter dated 8/04/09.

The letter was not in her copy.

Gordon said he did not remember it.

Mara believed he might be telling the truth.

That did not help.

The $62,000 amount matched Daniel and Sarah's 2016 down payment exactly.

The mortgage rescue of 2021 was understood now.

The original purchase money was not.

The first hidden family loan may not have been the first time money moved between Mara's life and Daniel's without either sibling understanding why.
